We Treat Swimming Pools Like Closed-Loop Hydraulic Vessels.
Guesswork test strips and splash-and-dash chlorine dumps ruin plaster, corrode heat exchangers, and drive up chemical bills. Poolcleanings Experts uses digital spin-disk photometry, vacuum/pressure gauges, and documented chemical logs on every visit.
What Symptom Is Your Pool Showing Today?
Select an active condition below to review the root hydraulic or chemical cause and our standard field protocol.
Root Cause: High Combined Chlorine, Early Filtration Bypass, or Calcium Carbonate Precipitation
Milky water is rarely solved by adding extra shock alone. When Cyanuric Acid exceeds 80 ppm or filter cartridges develop torn pleats, dead organic particulates remain suspended in the water column.

Built to Solve the Three Biggest Failures in Residential Pool Service
Poolcleanings Experts was established after our lead equipment technicians noticed that over 70% of premature heater core failures, pitted plaster surfaces, and brittle vinyl liners were caused not by age, but by aggressive, unbalanced water chemistry from rushed weekly routes.
Many route operators focus only on making water look clear for 48 hours by over-dosing trichlor tablets—driving Cyanuric Acid (stabilizer) above 120 ppm while crashing pH below 7.0 during winter and spring. The water looks crystal clear while silently dissolving copper heat exchangers and etching cementitious finishes.
- Year-Round Langelier Saturation Index (LSI) Accounting: We measure water temperature, calcium hardness, total alkalinity, pH, TDS, and CYA at every visit.
- Dedicated Route Density Caps: Our route technicians service a maximum of 12 vessels per day—never 25+—ensuring full 35-to-45-minute mechanical and chemical care.
- Transparent Repair Diagnostics: We repair component assemblies (capacitors, mechanical shaft seals, manifold grids, thermistors) whenever safe and economical before recommending whole-unit replacements.

| Cyanuric Acid | 30 – 50 ppm | Shields chlorine from UV without lockup |
Component-Level Troubleshooting Before Costly Replacements
Whether your variable-speed pump is throwing an over-current drive fault or your gas heater cycles off on a high-limit switch, our technicians test electrical load (amperage draw, microfarad capacitor ratings) and total dynamic head (TDH) before quoting repairs.
- Variable-Speed Pumps: Viton shaft seal rebuilds, impeller clearing, motor bearing replacements, and DOE-compliant VSP installations.
- Gas & Heat Pump Heaters: Thermal regulator replacements, manifold bypass repairs, igniter/flame sensor diagnostics, and pressure switch calibration.
- Salt Chlorine Systems: Electrolytic cell acid washing, flow switch replacement, and board rectifier soldering/replacement.
- Valves & Plumbing: Schedule 40 PVC manifold repiping, Jandy/Pentair 24V actuator replacements, and check-valve rebuilds.

Book Equipment Diagnostic3-Stage Chemical & Mechanical Recovery Protocol
- Stage 1 — Sub-Surface Debris Extraction & pH Lowering: Leaf raking of bottom sludge, reducing pH to 7.2 to maximize hypochlorous acid (HOCl) kill potency, and stripping orthophosphates.
- Stage 2 — Breakpoint Shock & Wall Brushing: Stainless-steel or nylon wall brushing (matched to surface type), sustained SLAM chlorination based on CYA levels, and 24-hour circulation.
- Stage 3 — Flocculation, Waste Vacuuming & Filter Teardown: Settling dead suspended biomass to the floor, vacuuming directly to waste, and deep-cleaning the filter media.
Black & Mustard Algae Remediation
Black algae forms protective waxy caps that resist standard chlorine levels, while yellow mustard algae re-infects pools via swimsuits and cleaning poles. We sanitize all pool tools and apply targeted trichlor scrubbing and sodium bromide treatments where appropriate.
Request Green Pool RecoveryWhy Rinsing With a Garden Hose Isn't Enough
Sunscreen oils, body lotions, and calcium scale bind to polyester cartridge pleats and DE fabric grids. Over time, water channels through the path of least resistance, returning unfiltered debris to the pool while spiking tank pressure.
- 4-Cartridge System Cleanings: Complete disassembly, enzymatic degreasing bath, high-volume pleat flushing, tank O-ring lubrication with PTFE silicone, and air-relief valve inspection.
- Diatomaceous Earth (DE) Grid Teardowns: Full manifold extraction, inspection for torn stitching or cracked plastic spines, cleaning, and exact weight recharging.
- Sand & Activated Glass Media Changes: Lateral assembly inspection, vacuuming out channeled old sand, and recharging with #20 silica sand or sub-5-micron activated crushed glass media.
Recommended Service Intervals
Cartridge and DE filters should be disassembled and deep-cleaned every 4 to 6 months, or whenever clean operating pressure rises 8–10 PSI above baseline.
Schedule Filter TeardownNon-Invasive Acoustic & Pressure Isolation Workflow
- Evaporation vs. Structural Differential Verification: Calibrated static vs. dynamic water-loss testing to determine whether water loss occurs primarily when the pump is running or off.
- Plumbing Line Pressure Rigging: Rubber expansion plugging of skimmer, main drain, cleaner, and return lines followed by regulated air/water pressure decay testing.
- Acoustic Hydrophone & Deck Geophone Listening: Sub-surface microphone scanning to detect the exact frequency of escaping water beneath concrete, pavers, or travertine decks.
- Structural Dye Testing: Precision syringe dye testing around light niches, return eyeballs, fiberglass steps, and plaster cracks.
Comprehensive Leak Location Report
Every leak detection appointment includes deck chalk/tape marking of the exact anomaly location, photographic documentation, and a written repair quote.
Book Leak Detection AuditWhy Kieserite (Magnesium Sulfate) Outperforms Glass Bead & Soda
- Mohs Hardness 3.5 Safety: Softer than tile glaze (Mohs 6.0–7.0), meaning it strips stubborn calcium carbonate and calcium silicate deposits while leaving ceramic and glass finishes unscathed.
- Water-Soluble & pH Neutral: Unlike silica sand or glass beads that require full pool draining, Kieserite dissolves cleanly or vacuums out easily without spiking pH like sodium bicarbonate (soda blasting).
- Post-Blast Sealer & LSI Re-Balancing: After blasting, we apply a breathable penetrating stone/tile sealer and adjust pool LSI so scale does not immediately reform.
Linear-Foot Transparent Pricing
Quoted cleanly by perimeter linear footage after inspecting tile material and scale thickness (carbonate vs. gray silicate scale).
Request Tile Blasting EstimateEngineered for High-Bather-Load Vessels & Spas
- 3x to 7x Weekly Service Schedules: Custom route frequencies tailored to HOA clubhouses, hotels, apartments, and swim schools.
- Automated Controller Calibration: Cleaning and calibration of gold/platinum ORP and glass pH probes, peristaltic stenner pumps, and CO2 feed regulators.

Technical & Service Disclaimer
The calculators, diagnostic guides, and technical articles provided on Poolcleanings Experts are designed for educational and preliminary estimation purposes.
1. On-Site Water & Hydraulic Variations
Online gallonage calculations, turnover flow rates, and chemical recovery timelines are estimates based on standard geometric vessels. Actual chemical demand and recovery times vary depending on sunlight exposure, bather load, surrounding vegetation, filter media condition, and pre-existing dissolved solids (TDS/CYA).
2. Pre-Existing Surface & Plumbing Conditions
Aged cementitious plaster (12+ years), delaminating fiberglass, or oxidized underground metallic/flex-PVC plumbing may exhibit pre-existing structural weaknesses. While our technicians perform non-invasive testing prior to algae recovery or bead blasting, Poolcleanings Experts is not liable for pre-existing substrate delamination uncovered when algae or scale layers are removed.
